Job Summary
We are seeking an energetic and detail-oriented Property Manager to lead the daily operations of our residential properties. This role involves overseeing maintenance, ensuring tenant satisfaction, managing staff, and maintaining the overall health of the property. The ideal candidate will possess strong leadership skills, mechanical knowledge, and experience in facilities management to create a safe, efficient, and welcoming environment for residents.
Supervises: Assistant Managers, Leasing Consultants, Maintenance Foreman and Assistants, Housekeepers, Porters, Painters, Janitorial and Courtesy Officers.
Hours: 40 hours per week, which includes working a minimum of one weekend per month.
NOTE: Workweek may include weekends and could exceed the standard 40 hours.
Payroll Status: Exempt
Required Qualifications:
· High School Graduate or Equivalent Training
· Two years management experience preferred, but not necessary
· Valid driver's license
· Computer Training and Experience
· Service Industry experience
· Supervisory experience
· Ability to do essential functions

Essential Functions:
Personnel – Hiring, training, development, evaluation, supervision and discipline of personnel; must carry out all personnel related matters according to Federal, State, Local and Company guidelines. Execute disciplinary action when called for in conjunction with the Regional Manager and with the knowledge of the Director of Human Resources. Maintain positive morale in among the staff. Submission of background verification information with enlarged copies of social security cards and driver’s licenses to payroll department at the time the new employee is offered the position. Responsible for completing and turning in all new hire paperwork in a timely manner. Employee timesheets reviewed daily for accuracy and control of overtime. Responsible for completing and turning in of payroll recap and timesheets bi-weekly as indicated on the monthly Management Calendar. Responsible for maintaining accurate PTO records for all employees. Responsible for submitting monthly leasing commissions.
Financial – Accurately control property expenses and income according to budget and policy guidelines.
Submit accurate invoices and purchase orders weekly, as indicated on the Management Calendar, to property accountant for all expenses. Responsible for making sure all bank deposits are accurately posted as per the Company guidelines and policies and made in a timely manner from the 28th to the 10th of the next month.
Responsible for petty cash and the safeguarding of property funds. Petty cash should be turned at least one a month or more as needed. Responsible for closing the AP Books as per the Monthly Management Calendar. Make sure all open purchase orders are rolled over and all invoices and purchase order totals are equal. Make sure Resident Relations
Manager and/or Assistant Manager-Operations accurately enter all renewals or MTM charges in Schedule Rent Changes.
Administrative – Responsible for overseeing Assistant Manager, ensuring that all weekly and monthly reports are accurately completed within time specified. Monitor ancillary income and vacant electricity expenses.
Make sure all Owners’ Reports and P&L are completed monthly. Responsible for Budget Preparation. Ensure all filing and Doc Management uploads happen according to policy.
Maintenance – Account for all maintenance related projects insuring that each is carried out in a safe and timely manner. Responsible for make ready status of all vacant units and the prioritization of work orders.
Leasing – Responsible for leasing performance of appropriate staff, monitor curb appeal and advertising/marketing plans and ensure vacant units are always market-ready. Responsible for walking and ensuring scheduled move-ins are move-in condition ready.
On Call / After Hours Emergencies – Managers may be required to return to the property to handle after-hours emergencies, such as, but not limited to, fires, fire watch, floods, or criminal activity, etc...
Resident Retention – Establish and maintain positive customer relations by meeting schedule and performance requirements and maintaining open communications. Handle resident concerns effectively and efficiently while maintaining accurate records on resident issues. Ensure online reviews are responed to in a timely and professional manner.
Marketing – Gaining and maintaining comprehensive knowledge of the market. Notify marketing team of needed website udpates. Periodically shop market comps or any new properties in the market. Ensure daily and weekly advertising and social media posts are completed in a timely manner and reviewed for accuracy and Fair Housing compliance.
Other – Ability to respond to telephone requests for leasing information, service requests from residents, problem solving and information retrieval and interpretation required by Owner and Supervisor(s). Responsible for safeguarding all property keys.
General Items:
Skill in using standard office equipment including, telephones, internet, scanner, computers, bank scanners and photocopying equipment. Be organized and able to exercise good judgment and the ability to meet deadlines. Skill in attending to detail. Monitor potential liability risks and follow all safety procedures. Follow proper procedures in handling property loss, general liability claims and employee’s on-the-job injuries.
Ensure legal documents are handled properly.
Related Job Duties:
Monitor and assist Assistant Manager/Bookkeeper with weekly and month-end closing and deliver specified reports to Corporate and Regional Manager on time as directed by policy. Travel to bank to make deposits, to court for evictions, and to pick up supplies. Plan and oversee resident parties. Attend Manager’s meetings. Must maintain assigned LMS Classes and monitor the compliance of LMS Classes for all staff members.
Physical Functions:
Standing, walking, talking, hearing, seeing, climbing, writing, driving and ability to withstand normal environmental conditions both inside and out throughout the year.
Complete annual unit inspections. Complete property walks on a monthly basis.
